1. Overview & Legal Status
This website is operated by Groundstay E.E., a company established and operating in Greece, trading under the brand name GROUNDSTAY.

2. Scope of Services
GROUNDSTAY operates strictly as:
- A short-term rental management and consulting service provider
- A technical and operational intermediary between property owners and third-party booking platforms
- A non-exclusive service provider, unless otherwise agreed in writing
GROUNDSTAY:
- Is not a booking platform
- Is not a landlord
- Does not enter into rental agreements with guests
All guest reservations, payments, cancellations, refunds, and guest-facing contractual terms are governed exclusively by:
- The applicable third-party booking platform (e.g. Airbnb, Booking.com, VRBO), or
- A separate written agreement between the property owner and the guest
Package Travel Directive
Groundstay E.E. is not an organiser or retailer of travel packages under Directive (EU) 2015/2302. Groundstay E.E. does not combine or sell travel services as a package and is not responsible for travel arrangements such as transport or flights.
3. Third-Party Platforms & Channel Management
GROUNDSTAY uses channel management software and third-party systems to distribute property listings and synchronize availability, pricing, and content across multiple booking platforms.
You acknowledge and agree that:
- Availability, pricing, and booking data may be subject to technical delays or system limitations
- GROUNDSTAY does not control third-party platforms, their technical performance, or their algorithms
- Overbookings, outages, synchronization failures, or platform errors may occur beyond GROUNDSTAY’s reasonable control
GROUNDSTAY shall not be liable for losses arising from failures or actions of third-party platforms or software providers.
Groundstay E.E. will use reasonable skill and care to support listing distribution and synchronization; however, third-party platforms remain independent and may apply their own rules, restrictions, or technical limitations.
4. No Guarantee of Results
GROUNDSTAY does not guarantee:
- Occupancy rates
- Revenue, income, or profitability
- Booking volume or demand
- Ranking, visibility, or performance on any booking platform
Performance is influenced by market conditions, seasonality, pricing strategy, property condition, regulatory environment, platform algorithms, and other external factors beyond GROUNDSTAY’s control.
5. Regulatory & Legal Responsibility
Property owners remain solely responsible for:
- Registration, licensing, and compliance with Greek short-term rental regulations
- Tax reporting, VAT, income tax, and applicable levies
- Accuracy of property information and legal right to rent
- Compliance with safety, zoning, and local authority requirements
GROUNDSTAY does not provide legal or tax advice, unless expressly agreed in writing.
6. Eligibility & Lawful Use
By using this website, you confirm that you:
- Are of legal age in your jurisdiction
- Have the authority to act on behalf of any property or business you represent
You may not use the Service for unlawful, fraudulent, misleading, or unauthorized purposes, nor in violation of Greek, EU, or international law.
7. Authority to Act (Agents / Representatives)
If you contact us, submit information, request services, or provide property details on behalf of a third party (including a property owner), you confirm that you have the necessary authority to do so and that the relevant party is aware of and agrees to be bound by any applicable service terms agreed in writing.
8. Accuracy of Information
Content on this website is provided for general informational purposes only.
While reasonable efforts are made to ensure accuracy, GROUNDSTAY does not warrant that all information is complete, current, or error-free and reserves the right to modify content at any time without notice.
9. Accounts, Forms & Communication
When submitting inquiries or information through the website, you agree to provide accurate and up-to-date information.
GROUNDSTAY reserves the right to refuse or discontinue communication or services where submissions are misleading, abusive, unlawful, or inappropriate.

- Platform-related disputes or failures
- Acts or omissions of property owners, guests, or third-party providers
Nothing in these Terms limits or excludes liability where such limitation or exclusion is not permitted by applicable law.
17. Indemnification
You agree to indemnify and hold harmless Groundstay E.E., its officers, employees, contractors, and affiliates from any claims, demands, damages, losses, and expenses (including reasonable legal fees) arising from:
- Regulatory non-compliance
- Guest disputes
- Inaccurate property information
- Breach of platform policies
- Violation of these Terms
- Your unlawful or negligent actions
18. Force Majeure
Groundstay E.E. shall not be liable for failure or delay caused by events beyond reasonable control, including natural disasters, governmental actions, platform outages, strikes, or network failures.
19. Governing Law & Jurisdiction
These Terms are governed by and construed in accordance with the laws of Greece.
Any disputes shall be subject to the exclusive jurisdiction of the competent courts of Greece.

20. Severability
If any provision of these Terms is held unlawful or unenforceable, the remaining provisions shall remain in full force and effect.

22. Termination
Groundstay E.E. reserves the right to suspend or terminate access to the Service at its discretion, including where it reasonably believes these Terms have been violated.
